Emporia Pavilions change requests going before Metropolitan Area Planning Commission

The plan has been outlined for roughly a month, and now the developers who want to bring a home improvement store, grocery and sit-down restaurants to 24th and Industrial are planning for their first major step in the public process.


Emporia Land Development LLC will appear before the Metropolitan Area Planning Commission on Tuesday. The Kansas City development group is asking for a preliminary planned unit development. Board members will also consider a request from the city to modify the comprehensive plan future land use map to change the current residential status to commercial use.

Emporia city commissioners will ultimately decide whether to change the zoning and comprehensive plan, and they will also have the final say on whether the project can use nearly $9 million in tax increment financing, or TIF dollars, to help offset land improvement costs before anything is built.

Developers say they have not signed agreements with home improvement, grocery or sit-down restaurant chains at this time.

The Planning Commission meeting is at 7 pm Tuesday at the White Auditorium Little Theater.
