Planning Commission recommends Tyson's zoning change request for nearby mobile home park

The Emporia-Lyon County Metropolitan Area Planning Commission gave its blessing to one of two zoning change requests before it Tuesday night.

Board members voted 8-0 to recommend Tyson Fresh Meats' request to change West Hill Mobile Home Park at 2637 Regency from I-2 heavy industrial to MHP mobile home park.

City Planning Secretary Kevin Hanlin says IBP, the original property owners, first had a two-phase plan in mind for the land, with part to house cold storage and the rest left open for possible expansion. The property was zoned I-2 but the expansion never happened.

Meanwhile, the request from Calvin Gunkel to change 1315 West Ninth from R-1 single-family dwelling to R-2 medium-density residential didn't fare as well -- with board members voting 6-1 against recommendation. Board members said this would be a case of spot zoning in a largely single-family neighborhood.
